04Questions, Answered

The questions every client asks first.

Can I buy property in Kenya while I'm still abroad?+

Yes. As a Kenyan citizen your property rights are fully intact — you can own freehold land and hold the title deed in your own name. With a Power of Attorney and the right people doing the checks on the ground, the entire purchase can happen before you land. That's exactly the work we do.

I'm not a Kenyan citizen — can I still own property?+

Yes, with one limit: foreign nationals hold leasehold title (up to 99 years, renewable) rather than freehold, and agricultural land is restricted. For most apartments and commercial property the process works smoothly. We structure it properly from day one.

How do I avoid land fraud?+

Never send money for land you haven't had independently verified. We run a title search at the land registry, confirm the seller actually owns what they're selling, check for disputes and charges on the title, and only move money through lawyer-managed accounts — never to a stranger's M-Pesa.

How long does buying property actually take?+

Plan for roughly three to six months from agreed price to a title in your name — due diligence, contracts, stamp duty, and registration all take their time. Anyone promising you a title in two weeks is a red flag, not a bargain.

What does it cost beyond the purchase price?+

Budget for stamp duty (4% of value in urban areas, 2% rural), legal fees of roughly 1–2%, and registration costs. We put the full picture in front of you before you commit — no surprises halfway through.

Can I register a company in Kenya without flying home?+

Yes. Registration happens online through eCitizen, and with the right representation we handle KRA, banking, and compliance while you're still abroad. You land with a company that already works.

Can I get a mortgage from abroad?+

Several Kenyan banks run diaspora mortgage products. Rates and terms vary a lot between lenders, so it pays to compare before committing — we'll point you to the options that fit your situation.

How do payments to Perlin Ventures work?+

Fees are agreed upfront — project-based or retainer — before any work starts. Funds for your transactions never sit with us; they move through lawyer-managed or escrow accounts.

What if I just want advice before committing to anything?+

That's the right way round. Start with a conversation on WhatsApp — no charge, no pressure. If we're not the right fit for what you need, I'll tell you.
